Commission calculator

What the agents take in a year.

Every rupee of commission a property pays in a year, worked out from its own numbers. Some of it buys guests you would never have reached. The rest is paid on people who were always going to find you.

Commission paid in a year

LKR 7,703,754

$25,509

Worked for a villa with 8 rooms, 65% full across the year, at $120 a night, with 70% of its bookings arriving through the agents at 16% commission.

Moving one agent booking in ten to your own website would keep LKR 770,375 of that in the property.

An estimate, not a promise. This is what commission costs you, not what we will save you. Booking.com and Agoda charge 15 to 18% depending on which visibility programmes a property is enrolled in; the slider starts at 16%, towards the lower end of that band. Converted at LKR 302 to $1.

How to read the number.

Not all of it is money you could keep. An agent does find some guests a property would never have reached. But a guest who searched for you by name, or came back for a second stay, still pays the agent’s cut when there is no way to book with you directly.

Moving one booking in ten to your own website is a modest aim, and it is the figure under the total. If even that would not cover a year of the Direct plan, the calculator says so, and we would tell you the same on a call.
